Estudo de caso sobre o impacto de aditivos contratuais em uma obra de reforma com base em dados

Abstract

Renovation projects in the construction industry present significant challenges related to aligning the initial planning and budgeting with the actual execution on site. This discrepancy is intensified by unforeseen events and the need for adjustments to pre-existing conditions, often resulting in delays, rework, and additional costs. This study aims to analyze how contractual amendments affect the initial budget in a commercial renovation project, seeking to identify their main causes and financial consequences. For the development of the research, management and data analysis tools were employed, such as MS Project for evaluating activity duration and schedule control, and Power BI for collecting and interpreting costs by scope, additional services, and rework. The results showed that renovation projects have a high incidence of rework and unplanned services, which require contractual amendments that directly impact the budget forecast and schedule compliance.
