| Summary: | O objetivo dessa pesquisa foi analisar os efeitos da pandemia da Covid-19 no mercado imobiliário durante os anos de 2020 a 2022. Utilizou-se de abordagens quantitativas e descritivas, com uma coleta de dados realizada junto a FGV, IBGE, B[3] e na Receita Federal, onde os achados foram planilhados em Excel e apresentados por meio de gráficos os resultados mensais dos índices acumulados dos últimos dozes meses dos anos de 2020, 2021 e 2022. Os resultados podem destacar que o setor imobiliário sofreu influências negativas durante a pandemia da Covid-19. Nos indicadores analisados observou-se que o IGP-M , IPCA e SELIC apresentaram crescimento em seus percentuais a partir do ano de janeiro de 2021 o que pode impactar no poder de compra das famílias e aumentou as taxas de juros, o que ocasionou em queda nas vendas de imóveis e aumento de preços nos imóveis e aluguéis. O IMOB apresentou queda continua desde janeiro de 2020, antecipando o cenário negativo. |
| Abstract: | The objective of this research was to analyze the effects of the Covid-19 pandemic on the real estate market during the years 2020 to 2022. Quantitative and descriptive approaches were used, with data collection carried out with FGV, IBGE, B[3] and at the Federal Revenue, where the findings were spreadsheeted in Excel and the monthly results of the accumulated indexes of the last twelve months of the years 2020, 2021 and 2022 were presented in graphs. The results may highlight that the real estate sector suffered negative influences during the Covid-19 pandemic. In the indicators analyzed, it was observed that the IGP-M, IPCA and SELIC showed growth in their percentages from January 2021, which can impact the purchasing power of families and increased interest rates, which caused a fall in property sales and increase in property prices and rents. The IMOB has shown a continuous decline since January 2020, anticipating the negative scenario. |
