Resumo
Os programas habitacionais do governo visam combater o déficit brasileiro que gira em
torno de sete milhões de habitações. A preocupação quantitativa, nem sempre articulada
com políticas urbanas e sociais, apesar das experiências negativas, incentiva a produção de
conjuntos habitacionais com soluções urbanísticas, arquitetônicas e construtivas repetitivas
em larga escala. Diante desta realidade preocupante, esse trabalho busca, por meio de um
estudo de caso, contribuir com a qualidade construtiva da unidade habitacional de novos
empreendimentos, visando ainda a diminuição do impacto ambiental causado pela sua
degradação prematura. A metodologia empregada caracteriza-se em pesquisa teórica
exploratória. A partir do conhecimento dos programas, processos, gestão, enfim, de todo o
sistema que envolve a habitação de interesse social, propôs-se a investigação das
manifestações patológicas no conjunto habitacional Jardim das Palmeiras, situado na
cidade de Uberlândia-MG. Ele representa uma realidade local, onde o sistema construtivo e
materiais empregados são aqueles convencionais. Analisando as manifestações patológicas
identificadas pôde-se relacionar as possíveis causas de sua ocorrência, a partir do exame
documental, e assim contribuir com a retroalimentação do processo de projeto, gestão da
construção e utilização das habitações de interesse social.
Abstract
The government housing programs intend to combat the brazilian deficit which is around
seven million homes. The quantitative concern, not always meshing with urban and social
policies, despite the negative experiences, encourages the production of housing solutions
to urban, architectural and constructive repetitive large scale. Faced with this troubling
reality, this work seeks, through a case study, contribute to the construction quality of the
housing unit of new business aiming to further reduce the environmental impact caused by
its premature degradation. The methodology applied feature in theoretical exploratory
research. From the knowledge of the programs, processes, management and, finally, any
system that involves the housing of social interest, it was proposed to investigate the
pathological manifestations in public housing Jardim das Palmeiras , located in
Uberlândia-MG. It is a reality site where the construction system and materials used are
conventional ones. Analyzing the pathological manifestations identified might be related
the possible causes of their occurrence, taking part of the documentation, and thus
contribute to the feedback of the process of design, construction management and use of
housing of social interest.
