Resumo
O georreferenciamento de imóveis rurais se tornou um instrumento essencial para garantir
segurança jurídica, precisão geométrica e regularização fundiária no Brasil,
especialmente após as exigências estabelecidas pela Lei nº 10.267/2001 e pelas normas
do Instituto Nacional de Colonização e Reforma Agrária (INCRA). Este trabalho teve
como objetivo descrever e aplicar de forma prática o procedimento técnico de
georreferenciamento de um imóvel rural, abrangendo todas as etapas do processo, desde
o levantamento de campo até a certificação da geometria no Sistema de Gestão Fundiária
(SIGEF) e a elaboração das peças técnicas necessárias à retificação da matrícula
imobiliária. O levantamento foi executado utilizando receptores GNSS, com
determinação das coordenadas de uma estação base no local do imóvel por meio do
serviço IBGE-PPP e, dos vértices com o método de posicionamento relativo cinemático
em tempo real (RTK), garantindo precisão compatível com o exigido pela legislação. Os
dados foram processados e submetidos ao SIGEF, onde a certificação confirmou a
consistência geométrica e a ausência de sobreposições. Por fim, foram elaborados a planta
e o memorial descritivo, documentos essenciais para instruir o procedimento
administrativo no Cartório de Registro de Imóveis. Os resultados demonstram a eficiência
do fluxo metodológico adotado e evidenciam a importância da integração entre técnicas
geodésicas, ferramentas de geoprocessamento e normas jurídicas para a regularização
imobiliária rural. O estudo reforça a relevância do georreferenciamento como instrumento
de ordenamento territorial e segurança registral.
Abstract
Georeferencing of rural properties has become an essential tool to guarantee legal security, geometric precision, and land regularization in Brazil, especially after the requirements established by Law No. 10.267/2001 and the regulations of the National Institute for Colonization and Agrarian Reform (INCRA). This work aimed to describe and practically apply the technical procedure of georeferencing a rural property, covering all stages of the process, from the field survey to the certification of the geometry in the Land Management System (SIGEF) and the preparation of the technical documents necessary for the rectification of the property registration. The survey was carried out using GNSS receivers, with the determination of the coordinates of a base station at the property location through the IBGE-PPP service and the vertices with the real-time kinematic relative positioning method (RTK), ensuring precision compatible with that required by law. The data were processed and submitted to SIGEF, where certification confirmed the geometric consistency and the absence of overlaps. Finally, the plan and descriptive report were prepared, essential documents to guide the administrative procedure at the Land Registry Office. The results demonstrate the efficiency of the adopted methodological flow and highlight the importance of integrating geodetic techniques, geoprocessing tools, and legal norms for rural real estate regularization. The study reinforces the relevance of georeferencing as an instrument of territorial planning and registration security.
